18 unit Market Affordable townhouse with accessible sloped inner shared courtyard + shared private patios
Results included:
-Unit layout designs to meet market demands
- Inner courtyard design to provide layered common paths to provide both CTPED safety and unit patio privacy enough for a table of six + BBQ
-Ensure that CNV outdoor space requirements are met with upper floor balconies, including privacy designs
-Neighbour-friendly front patios semi-transparent designs so that residents can choose to say "hi" to people on the sidewalk-or not- but be able to seat four people at table
-Conducted neighbourhood consultation + open houses (Developer Led Open House) to address concerns
-Developed + wrote ADP + APC reports, addressing City policies
-Presented to Council at Public Hearing on behalf of owners/architect

- Integration of streetscape on Lonsdale Avenue + East 12th Street reflect and reinforce the successful existing pedestrian oriented retail on Lonsdale Avenue
