18 unit Market Affordable  townhouse with accessible sloped inner shared courtyard + shared private patios 

 

Results included:

-Liaised with the Planning Department to meet municipal expectations 

-Market affordable town-homes, close to the Lonsdale Transit Corridor,meeting City's desire for more walkable density to transit and Central Lonsdale's shops & services

-Inner courtyard design to provide layered common paths to meet City's CTPED safety guidelines  and City expectations for  usable backyard outdoor patios for a table of six + BBQ 

-Ensure that CNV outdoor space requirements are met with upper floor balconies, including privacy designs 

-Ensured that street facing patios meet City's usable outdoor space guidelines being both neighbour-friendly and semi-transparent 

-Conducted neighbourhood consultation + open houses (Developer Led Open House) to address concerns

-Developed + wrote ADP + APC reports, addressing  City policies

-Presented to Council at Public Hearing on behalf of owners/architect

- Integration of architectural streetscape on Lonsdale Avenue + East 12th Street reflect and reinforce the successful existing pedestrian oriented retail on Lonsdale Avenue

-Conducted neighbourhood consultation + open houses (Developer Led Open House) to address any concerns  

-Developed + wrote ADP + APC reports, addressing  City policies

-Presented to Council at Public Hearing on behalf of owners/architect
